Not negotiating

Knowing how to negotiate lease contracts is a great starting point. A common mistake is agreeing to a longer contract thinking that it will be the best deal. If contract negotiation isn’t your strong suit, you can hire an experienced broker. View everything as negotiable.

Agreeing to a long-term deal

Lease agreements for several years are not practical. They don’t align to the business cycles of companies that are growing quickly. There are flexible options for lease contracts in the market. Don’t back yourself into a corner by signing a multi-year lease you don’t need or can’t possibly use.

Procrastinating is the enemy but especially so when it comes to leasing contract. You should start looking for spaces a minimum of 6 months ahead of time. If you are pressed for time you are more likely to agree to terms you wouldn’t originally have. Save yourself some stress and pressure and start sooner rather than later.

Don’t double check everything

If you don’t do your research you won’t know if you are being scammed. There is nothing worse than finding the perfect space only to find out it needs to be rewired, and you are stuck with the bill. Check all safety codes, ADA requirements, HVAC and infrastructure.
